Land parcels in AMK and Kembangan earmarked residential use

AMO Residence, the latest development on Ang Mo Kio Avenue 1 is currently being built.

Homebuyers are expected to show strong interest following the successful launch in July of AMO Residence 2022. 98 per cent of units were sold at launch, with a median price per square foot of $2,110.

The site would most likely fall into the Plus category if it were offered as public housing due to its proximity to MRT.

Central Weave@AMK was the last Build-to-Order (BTO), project in Ang Mo Kio in August 2022. It was oversubscribed – 12620 applications were received for 896 BTO units, a rate of 14.

Analysts predict that the site would yield between 600-750 condominiums if it was set aside for private housing.

URA has also announced that it will increase the ratio of plots along Jalan Kembangan to 3.2 from 2.5.

URA has said that the amendments proposed will help facilitate a residential development in the future, which includes commercial and recreational facilities, a new park for neighbours, as well a new neighbourhood.

The site could be used to build HDB flats. This is because it’s located near Kembangan Station. It could have over 400 flats.

New Launch near Ang Mo Kio: Lentor Mansion

As there is a limited supply of public housing in Kembangan, it is possible that the flats will be offered under Plus BTO to provide a diverse range of housing options.

As the HDB flats near Lengkong Tiga in Singapore were constructed in the late 80s, there is an unmet demand for housing.

Experts have noted that the HDB BTO launch for Chai Chee Green HDB in December of 2023 may be indicative of prices to expect in this area. Prices for five-room apartments in Chaichee Green ranged between S$569,000 – S$725,000.

The Urban Redevelopment Authority is planning to rezone the land parcels in Ang Mo Kio, Kembangan for residential purposes.

The gross plot ratio for one plot on Ang Mo Kio Avenue 2 has been increased to 3.5.

Currently, the former Kebun Baru Elementary School occupies this 18,203.6 square-metre plot. URA stated on Friday, January 19, that the site will be developed into “future developments of high-density housing”.

The Ang Mo Kio Site is located very close to CHIJ St Nicholas Girls’ School. Mayflower Station MRT is just a few minutes away.
